ECLICK E&O INSIGHTS
What Changes When a Real Estate Brokerage Adds Property Management?
Adding property management can change a real estate brokerage’s professional-liability exposure, underwriting questions and policy needs. It should be disclosed before assuming an existing E&O policy automatically covers the new activity.
Quick answer
Property management is a distinct professional service. When a brokerage adds it, the E&O insurer may ask about units managed, residential vs. commercial property, handling of rents or deposits, maintenance responsibilities, eviction activity, vendor selection and other operational details.
Confirm property management is an insured service
The policy definition of insured services should include the property-management activities actually being performed.
New exposure areas
- Lease administration and tenant communications.
- Rent collection and handling of client funds.
- Maintenance and repair coordination.
- Fair-housing and discrimination allegations.
- Vendor or contractor selection.
- Owner instructions and reporting.
Property management may affect more than E&O
General liability, cyber, workers’ compensation, crime or bond coverage may also deserve review depending on how the operation is structured.

ECLICK broker perspective
We do not treat “property management” as a checkbox. We ask how many units are managed, what the firm controls, whether money is handled, whether employees perform maintenance, and what contracts require. Those details can materially affect both underwriting and coverage structure.
